What a good-looking Austin multifamily apartment solar screen project from the Austin Shade Team looks like
We can provide shading for your multifamily property in Austin, Texas, using shade screens that offer 60%, 80%, or 90% shade.
As depicted in the image below, the 90% setting offers the deepest shade. The 90% shade screen conceals a larger portion of the window, thereby obscuring more of the tenant's interior possessions and hiding the blinds.
While the 60% shade screens do not effectively conceal the interior, they also fail to hide the blinds and other belongings well. We rarely use the 60% fabric for apartment installations.
The 80% shade screens effectively provide concealment. They strike a good balance, as the pricing is approximately 3-5% lower than that of 90% screens. The 80% screens offer a decent amount of shade for windows while also ensuring a satisfactory level of privacy.
Solar window screens for multifamily apartment properties installed by the Austin Shade Team are all securely installed.
We want to make sure the solar screens stay attached well.
We do not want tenants knocking the screens out
We do not want minor storm damage impacting the screens. (everything is susceptible to strong storm damage)
We do not want tenants thinking they can remove the screens.
No more missing screens means a better appearance for your Austin TX apartment property.
The longer the screens stay up, the longer the property will look good.
How The Solar Sun Shade Screens Stay Secured
When attaching solar sun shade screens to windows that have upper and lower tracks, we will use springs for installation. First, attach the springs to the top of the solar window screen. Next, slide the screen into the tracks. To secure it, we need to fasten it in the middle. This can be done by either tapping in a couple of small screws into the framing or installing small turn clips to hold the screen in place.
Either method is approved for securing egress by the City of Austin Fire Marshall or the Travis County Fire Marshall.
Tenants often feel a sense of ownership over the unit they live in, which leads them to believe they can do whatever they want, including removing our solar screens. They can take them off by disengaging the turn clips or physically pushing the screens out. However, this can damage the screens, which is unfortunate. Nonetheless, some tenants may choose to do this, as we have observed.

Even the windows under the patios (walkways) can benefit from window shade screens.

Putting A Solar Screen On All The Windows Looks Great.
We have completed numerous solar screen projects for apartments in Austin, TX, where the owners chose not to install sun shade screens on all the windows. Instead, they opted to place them only on the most visible exterior windows, leaving out the back of the apartments and the hallways. While this approach helps to keep costs down, I believe it detracts from the overall appearance. In my opinion, all windows should be covered with shade screens to create a consistent look throughout the property, rather than appearing patched and incomplete.
Installed solar screen pricing for apartment communities is affordable.
You may be shocked at how inexpensive our installed multifamily apartment solar screen pricing can be. For multifamily communities, our pricing is discounted to reflect quantity. Assembly pricing is different, as we traditionally do not have to offer a wide range of sizes for apartments. We can manufacture the same size in large quantities, which results in significant cost savings. This approach allows us to avoid driving from one job to the next when installing in an apartment community, further reducing our expenses. Additionally, we save time on loading and unloading tools. All these savings are reflected in our pricing.

The black fabric for these solar screens looks great. We also offer five additional fabric color options.
This installation looks great, highlighted by the black handrail. The black solar screen fabric creates a striking contrast against the white wall color, enhancing the overall look. Everything appears neat and tidy, and the blinds are completely hidden. The solar window screens effectively obscure any view of the tenants, ensuring privacy.
We offer a variety of fabric color options.
The solar shade screen fabric colors we have available are.
Black (available in 60%, 80% & 90%)
Dark Brown (available in 80% & 90%)
Light Brown (available in 80% & 90%)
Light Grey (available in 80% & 90%)
White / Beige (available in 80% & 90%)
Beige (available in 80% & 90%)
Darker colored fabrics are ideal because they do not show dirt as easily as lighter colors. Over time, lighter fabrics can appear dirty. We highly recommend using darker colored fabric for apartment communities in Austin, TX. To see examples of different colors in use, please check out our solar window screen gallery.
In the picture above, you can see how we installed a solar window screen above the window-mounted air conditioning unit. We made the screen shorter to fit that specific area. We have two options: we can either provide the shorter screen, or we can offer a full-sized screen. The advantage of the full-sized screen is that when the tenant vacates the unit and removes their air conditioning unit, you will have a screen ready to install in its place. For this property, the owners wanted to ensure that all windows were covered, so we made and installed a screen for this window as well.
We also offer interior roller shades specifically designed for apartments.
In Austin, TX, we manufacture and install interior roller shades for multi-family housing properties. We offer both light-filtering and room-darkening options.
Light-filtering roller shades allow natural light to enter while filtering up to 99% of it. In contrast, room-darkening shades are made from 100% blackout fabric, effectively eliminating all incoming light.
To see some of our roller shades in action, visit our roller shade gallery, where we showcase various designs. We also provide a helpful Q&A section to answer common questions about our products. Additionally, we have posted pricing examples for our roller shades, giving you an idea of our installation costs.
These Austin, Texas, apartments with our solar screens effectively conceal the interiors of the units.
No more looking at messy rooms. No more walking past windows where you can see half-open blinds when showing a unit. No more being able to see into tenants' units. Now, this Austin apartment community's windows all look the same. All the windows look the same. All the windows are 80% black. You do not see the tenant’s blinds any longer.
